"Villa Nova" lies next to a canal in the south west of Cape Coral on a 1600 sq meter plot and is surrounded by tropical plants. The house was built 2005 and 2010 new tastefully furnished.

The Villa is fully air-conditioned and offers with 290 sqm living space plus 147 sq meter Terrace and Lanai more as enough room for 6 people.

Most of your time, however, you will spend on our terrace with wonderful view of a canal basin.

Here you find two tables with eight chairs, a BBQ gas grill and four comfortable sun chairs.

In case it gets too hot, just go for a refreshing swim in the ca. 10 x 5 m electrical heated (from October 2010) pool which also has a child protection pool fence. There is also a Wirlpool on the terrace.

Just behind the entrance is an office with printer/copy/scanner the living room and dining room.

A phone as well as WLAN high speed web connection for your laptop is here also present and free of charge.
In the living room, with view to the pool and canal, there is a satellite flat screen TV with DVD player. The house also has an HiFi system as well as a CD-player.
The beautiful kitchen with counter has a breakfast area with a round table and 4 chairs and secound table with 2 chairs.

With its great view to the pool and the canal it is just the kitchen you would want to cook in!
The well-equipped kitchen contains a dishwasher, a fridge with ice cube-maker, microwave, stove with oven, a coffee machine and many more household appliances.

There are enough dishes, glasses and cutlery.

In the Master Bedroom there is a king-sized bed with the pillows & bed-linens as well as a walk-in closet. There are private doors which open directly out onto the beautiful Pool Terrace. There is a flat screen TV on a dresser, with drawer space below.

The Bathroom has full-wall mirrors, a wall magnifying mirror, lights and two wash-basins with vanity space as well as a tub. The toilet is enclosed separately and the shower stall is huge. There is ample cupboard & drawer space. A hair-dryer is available in this bathroom too. You will find sufficient hand and bath towels as well as enough bed linen.

This second carpeted bedroom has a comfortable queen-sized bed, with pillows & bed-linen.

There are a bed-side table, a lamp, a dresser with ample drawer space and a built-in closet in this room. There is also a ceiling fan with lights.

The third, also carpeted, bedroom has also a queen size bed and a side table with lamp and a built-in closet.

For each of these bedrooms there is a bathroom with shower, washbasin, mirror and toilet.

In the garage you will find space for your car.
Next to the garage is the utility room with washing machine and tumble dryer. There is also a iron plus ironing board as well.

Another highlight of this villa is the large activities room upstairs there is a pool table, treadmill as some seating posibilities as well.

The Sun dock offers you the possibility of enjoying sunbathing or the fantastic sunrise, or perhaps you want to pull a big fish ashore?

Cape Coral, located by the warm waters of the Gulf of Mexico, is a real paradise. The climate is very pleasant not only in the winter. Even in the summer, you can feel very well. Florida has an average of 330 sunny days a year. The temperatures in the fall don’t drop under 20 - 23°. In the midsummer, the temperatures are between 28 - 35°. A light breeze crosses, however, the Gulf of Mexico. In front of Cape Coral, there are hundreds of inhabited and non-inhabited islands, the subtropical dream-islands Sanibel and Captiva Island, with the dream-like, white and almost unpopulated islands. You can easily reach these islands by car.
